Another big piece of this renovation, the implementation of sanitation, which former owners had never been occupied. The renovation of the house began with major interior demolition work. The farmhouse, for which Christophe Jarno and his companion had a crush, was abandoned for forty years: "Only the room on the ground floor was inhabited. Next door there was a stable and soues (pig shelters). Upstairs were barns."A great potential provided you have imagination. But our reader prefers to engage in this type of project rather than buying a house already renovated: " The stone houses we visited were often poorly renovated, with materials that did not suit us. First step therefore, a great cleaning: "While waiting for the building permit, I started by cleaning the ground. I deposited all floor floors, disbursed the ground floor in clay and create a raft to sink a concrete slab." Nothing is left to chance. At the same time, Christophe Jarno realizes the plans of the house. Result: a large living room on the ground floor with open kitchen and laundry; three bedrooms upstairs with bathroom and open office. In total, 150 m2 of living space.
To bring more light to the ground floor, our reader undertakes the realization of a large opening in frontage. Not without some frights: " When we opened the wall for the bay window, we came across a sand pit that was embedded in the wall. This forced me to reduce the bay window. Fortunately, I was able to change the ratings of the carpentry ordered. »
Girders and floor
The old joists are replaced by prestressed concrete joists. In addition to its function of space separator, the new floor will link the entire house and ensure the durability of construction.
Sanitation works plow the garden! To meet the regulations, our reader is obliged to install 120 m of spreading tubes, a network consisting of six sheets of 20 m each. The whole will be drowned in a grave of 20 x 40, then backfilled.

To drain the humidity and avoid the capillary rise, Christophe Jarno completely disbursed, with the shovel, the perimeter of the house on 60 cm of depth. A drain is positioned 30 cm deep, on a bed of gravel, covered with a geotextile film. The wall is equipped with a waterproofing membrane.
Insulation of the roof
Like the rest of the house, the insulation of the roof is ensured by the setting up of a mineral wool. After the passage of the networks, our reader opted for partitioning with plasterboard on rail. If he appreciates the setting up of the metal structure, he is less convinced by the realization of the bands.
Bathroom under crawling
The bathroom of 9 m2 under crawling is optimized. The walls are covered with a rectangular tile of 15 x 20 cm. On the ground, a floating floor (marine plywood) is set up in glued laying.
The pouring of the floor slab on the girder-slab complex is an important step. Our reader does not take any risk, he uses the local concrete plant and friends to draw a homogeneous slab.
On the ground floor, the house has a heated floor supplied by a heat pump (PAC). After being informed, our reader assures a montage in the rules of the art. The network is placed on a polyurethane foam insulation, itself placed on the concrete slab.
Pouring the anhydrite screed onto the floor heating system is one of the few tasks entrusted to a professional. It is true that this step requires a good knowledge of materials.
The heat pump is connected to the nurses of the heated floor. On the ground, white tiles of 45 x 45 cm, are put in place by double gluing: laying straight in the laundry room and laying diagonally in the main room. The implementation requires good flatness of the support.
A comfortable living room
It took imagination and courage to turn this abandoned space into a living room that meets today's comfort criteria.
It would have been a shame not to restart the well in the garden. Our reader is harnessed and will go up more than 3 m3 of earth crammed inside.
