Treat tiles against mosses

My question is about a REDLAND concrete tile roof from 1974 (tiles of 40 years - surface of 125 m²). The layer of sand on the tiles has partly disappeared but they still seem waterproof (no leaks found). Concerning the maintenance of this roof which presents zones covered with foam and taking into account the state of the tiles:

  • is conventional defoaming sufficient (is it compatible with the condition of tiles if high pressure cleaning, what are the products and methodology to be followed?)
  • Is a water repellent effective? This is necessary in my case.
  • should we rather consider changing the tiles?
I read that a roofer indicated that the absence of the layer of sand does not affect the waterproofness of the tiles and that they could last well beyond 50 years. I enclose two photos of the tiles in question.

If your tiles do not show breaks and that they are not porousyou have no reason to worry. High pressure cleaning is always contraindicated on the roof because it move the tiles and can tear off flashings and joints. It can also decongest the tiles, especially when they are concrete. A classic cleaning based on antifoam product and a rinsing jet or under the effect of rain will do the job and restore a beautiful appearance to your roof.Note that there are paintings suitable for the renovation of this kind of roof.
